For walls that face heavy rain, high humidity or salt-laden sea air, choose a flexible, water-based exterior emulsion with built-in resistance to algae and fungus, applied over a sound, waterproofed base. From the MRF range that means AquaFresh Exterior (water-based polyurethane, 8-year warranty) or Altura 2-in-1 Acrylic Emulsion (6-year warranty, 3 years against algae and fungus), with AquaFresh DampGarde as the waterproofing layer on terraces and damp-prone walls, and AquaFresh Cool on the terrace where heat is a problem as well as leaks.
What rain, humidity and sea air do to a painted wall
- Water gets in through hairline cracks, porous plaster and unsealed terrace joints, then shows inside as damp patches, bubbling and peeling paint.
- Warm, wet walls grow things. Algae shows as green streaks below sills and on the shaded side; fungus as black spots. Both feed on moisture and lift the paint film.
- Sun and salt break down a rigid film. It chalks, fades and cracks, and every crack lets more water in for the next monsoon.
- Near the coast, metal fails first. Gates, grills and railings corrode faster than the wall paint around them; see our guide to rust-proofing metal in a coastal city.
What to look for
| Look for | Why it matters | Where MRF states it |
|---|---|---|
| A water-based polyurethane or acrylic binder with a flexible film | Moves with the wall through heat and rain instead of cracking; bridges hairline cracks | AquaFresh Exterior: “flexible and stretchable film”. AquaFresh DampGarde: crack bridging up to 0.5 mm |
| Resistance to algae and fungus, ideally covered by the warranty | Stops the green and black growth that lifts paint in humid weather | AquaFresh Exterior: “resistance to algae and fungi”. Altura 2-in-1: 3-year warranty against algae and fungal growth |
| Low dirt pickup and washability | Salt and grime wash off with the next rain or a hose instead of staining | AquaFresh Exterior: “low dirt pickup” |
| UV resistance | Keeps colour and film intact through the summer that follows every monsoon | AquaFresh Cool: UV resistant. Altura 2-in-1: heat resistant |
| A waterproofing coat under the paint on terraces, parapets and damp walls | Paint sheds rain; it does not seal a leaking roof or a wet wall | AquaFresh DampGarde, Tera Fix, Damp Defence |
| A long registered warranty | The maker’s own statement of how long the system lasts when applied correctly | 8 years AquaFresh Exterior; 6 years Altura 2-in-1; 4 years Campus; up to 5 years AquaFresh Cool |
| The right application window | Emulsion applied on a damp wall or in very humid air does not cure properly | MRF guidance: 20 to 40 degrees C, humidity below 75 percent, 4 to 5 hours between coats |

The system, in the order the work is done
- Stop the water first. Fill cracks up to 10 mm with crack filler and larger ones with polymer-modified cement mortar, fix plumbing leaks and make sure the terrace drains without ponding. Paint over a leak only hides it for one season.
- Kill the growth. Clean algae- and fungus-affected areas with Bio-wash, scrub, rinse and let the wall dry completely.
- Let new plaster cure for 30 days before any coating; terrace masonry 28 days.
- Waterproof the terrace. Either AquaFresh DampGarde, first coat thinned with 33 percent water as a self-primer, then undiluted coats, with the second coat on horizontal surfaces applied at right angles to the first; or Tera Fix followed by two coats of AquaFresh Cool 4 to 5 hours apart, then 72 hours to cure.
- Prime the walls. One to two coats of AquaFresh PU Wall Primer outdoors, 4 to 5 hours apart, at 85 to 95 sq ft per litre. Damp interior walls get Damp Defence instead.
- Two coats of exterior emulsion 4 to 5 hours apart, with a light sanding before the second. Darker shades may need a third.
- Time it. The wall must be dry, the humidity under 75 percent and the day rain-free long enough for the coat to set. In the monsoon that means working in dry spells, one sheltered elevation at a time; our post on painting in the monsoon covers when it works and when to wait.
How much you will need
A 2,000 sq ft independent house has roughly 2,600 sq ft of exterior wall. Two coats of AquaFresh Exterior at 65 to 75 sq ft per litre per coat come to about 73 to 84 litres, plus 29 to 32 litres of AquaFresh PU Wall Primer for one coat, including 5 percent wastage. A 1,000 sq ft terrace takes about 16.5 to 17.5 litres of AquaFresh Cool for two coats over 11 to 12.5 litres of primer. Have the dealer confirm quantities against measured areas; rough, porous or previously unpainted surfaces take more.
Frequently asked questions
Is there a paint that makes walls fully waterproof?
No single topcoat does. Exterior emulsions shed rain, but leaks come through cracks, joints and the terrace, and those need crack repair plus a waterproofing coat such as AquaFresh DampGarde or Tera Fix with AquaFresh Cool. Apply the decorative paint over a sound, sealed wall.
Can I paint the outside of my house during the monsoon?
Yes, if the wall is dry, the humidity is below 75 percent and there is a dry window of 4 to 5 hours between coats. Work one sheltered elevation at a time in dry spells. If the wall stays damp, wait; paint applied over moisture peels within the season.
Matte or sheen finish for a coastal house?
Sheen finishes pick up less dirt and wash down more easily after the rains; matte hides uneven plaster better. Altura 2-in-1 Acrylic Emulsion comes in both; AquaFresh Exterior is formulated for low dirt pickup either way.
How long will exterior paint last near the sea?
MRF’s registered warranties are 8 years for AquaFresh Exterior, 6 years for Altura 2-in-1 with 3 years against algae and fungus, and 4 years for Campus, when the system is applied as per the data sheet. A yearly wash-down of the seaward and shaded elevations helps any paint reach its warranty life.
How do I get rid of algae before repainting?
Clean the area with Bio-wash and a stiff brush, rinse, and let it dry fully before priming. Then repaint with an algae- and fungus-resistant emulsion. The growth returns if the wall stays wet, so fix the source of moisture at the same time.
What about interior walls that get damp in the rains?
Find and fix the source on the outside first: a leaking terrace, parapet or pipe. Then prime the interior wall with Damp Defence and finish with AquaFresh Interior or RUCA, both washable. Keep bathrooms and kitchens ventilated so humidity does not settle on cold walls.
